The Resort Village: Área de Planeación1 (Village 1)
This 412-acre seaside village consists of mid-rise condominium towers, timeshares, two resort hotel developments, a commercial/residential mixed-use project, residential villas, hillside lots, cliffside lots, a local fishermen’s beach, and the Founder Lot Enclave. Twenty-three percent of Península de Los Sueños’ total density will be concentrated in The Resort Village.
The village’s boundaries were determined by the natural environment that defines it: the Sea of Cortez along its eastern and northern shores, expansive white sand beaches, low-lying coastal shrubs and bushes, and gentle topography with east-facing slopes. Other than the beach itself, this area does not contain environmentally sensitive zones, significant vegetation, or unique geological features. Its generally unremarkable landscape makes it an environmentally suitable location for a high-density resort development.
This mixed-use village is situated on the eastern shore of Península de Los Sueños and includes Punta Arena De La Ventana, along with its iconic lighthouse, where a public park and beach access are planned. The village extends just south of the historic Hotel Las Arenas, where steep cliffs meet sandy beaches, creating a natural transition to The Cliffs Village. As part of Phase 1 development, Hotel Las Arenas is slated for renovation and upgrades, becoming part of a mixed-use neighborhood that will feature hillside villas, casitas, a few cliffside lots, and a mixed-use resort Village Center with commercial spaces and condominiums. This hub is designed to provide essential services and food supplies for the initial phases of development at Península de Los Sueños.
To the west of The Resort Village lies The Marina Village. Key pedestrian pathways will be established between the two villages to create synergy between resort activities and the marina district.
