With only 10% of the total project density allocated here, Cliffs Village preserves the tranquil ambiance of a premier seaside enclave.

The Cliffs Village: Área de Planeación 3 (Village 3)

The Cliffs Village spans 790 acres and is primarily designed as a residential-golf community. A boutique hotel, along with associated condominiums and timeshares, will be strategically positioned near the golf clubhouse for an 18-hole course that winds through the village’s gently sloping hillside. The hotel complex, located on Punta Perico, will serve as the central gathering place for private residents of The Cliffs Village, where nearly all homes—whether cliffside estates, hillside villas, or golf course residences—will offer panoramic views of the Sea of Cortez.

To preserve the natural beauty of the area, architectural guidelines will prevent structures from significantly obstructing scenic views. Lot sizes in this village will range from one-third of an acre to one acre for single-family developments. Other than services provided within the hotel complex, no commercial development will be permitted in The Cliffs Village, maintaining its peaceful and exclusive atmosphere as a quiet, residential retreat.

Near the hotel, The Cliffs Rocky Coastline Community Park will serve as a public space—one of eight community parks strategically located throughout PDLS. This park will provide both residents and visitors with access to the breathtaking coastal scenery, serving as a trailhead to the rugged coastline. Only 10% of PDLS’s total density will be allocated to The Cliffs Village, ensuring the preservation of its serene character.

Natural Boundaries and Environmental Considerations

The boundaries of The Cliffs Village were naturally defined by its surroundings. The village is bordered by the Sea of Cortez to the east, featuring its striking rocky coastline; the Bay of Dreams (Bahía de los Sueños) to the south; a prominent topographic ridge to the west; and The Resort Village to the north, where the terrain transitions to gentler slopes. The village’s character is shaped by its topography, vegetation, drainage patterns, geological formations, and arroyos.

Only The Hills Village (Village 4), located on the western slope of the topographic ridge, shares similar environmental traits. The key distinction is that The Cliffs Village faces the Sea of Cortez, while The Hills Village looks westward over The Lakes Village. While The Cliffs Village does not contain environmentally sensitive areas, it does feature significant arroyos and a unique rocky coastline with immense aesthetic and open space value.

Its moderate-sloping topography, ocean-facing orientation, balanced vegetation, natural drainage, and proximity to The Resort Village make it both environmentally suitable and land-use compatible for a tranquil, residential-golf community.
