
Hills Village
A peaceful hillside neighborhood crowned by scenic lookouts. This 882-acre area lies on the western slope of the same ridge that defines Cliffs Village, but it faces the inland portions of The Lake Village. Residents enjoy gentle topography, moderate vegetation, and a landscape dotted with cardón cacti.
With no commercial development permitted, its low-density design fosters a true “bedroom community” atmosphere. Less than 3% of the total project density is allocated here, ensuring that Hills Village remains a tranquil retreat with sweeping views of the harbor and the surrounding desert terrain.
The Hills Village: Área de Planeación 4 (Village 4)
The Hills Village spans 882 acres and lies on the westward slope of the same topographic ridge shared with The Cliffs Village, which descends toward the Sea of Cortez to the east. In contrast, The Hills Village slopes toward and overlooks The Lake Village (Village 5).
Like The Cliffs Village, The Hills Village is bounded by “the ridge” to the east, the Bay of Dreams (Bahía de los Sueños) to the south, and The Resort Village to the north. It shares similar characteristics, including moderate slopes, a few significant arroyos, moderate vegetation, and unique geological features, but it does not contain environmentally sensitive areas. Due to these traits, the village is best suited for low-density residential development, offering spectacular views of the PDLS Harbor as well as La Ventana and El Sargento in the distance.
Only residential development will be permitted in this low-density bedroom village. More than 70% of the area will be designated as a Conservation Area to protect a portion of the cardón forest that inhabits PDLS—one of the property’s defining natural features. Less than 3% of PDLS’s total density will be allocated to The Hills Village, ensuring its preservation as a tranquil and scenic retreat.
