Lake Village

The “jewel” of Península de Los Sueños, spanning 1,465 acres of vibrant mixed-use possibilities. A man-made lake serves as the village’s focal point, transforming a once-dry basin into a waterfront community with premium lots and resort-style amenities.

Encircling the lake is a 27-hole golf course, while at its heart lies the Island of Dreams—a resort hotel and conference center crowned by exclusive condominiums and timeshares. Nearly 25% of the project’s total density is designated for this area, highlighting its significance as a premier leisure and events destination.

Public open spaces, such as Lake Beach Community Park and Wetlands Park, enhance the village’s natural charm. In the future, water taxis may connect the lake to Marina Village, offering a seamless aquatic experience.

The Lake Village: Área de Planeación 5 (Village 5)

If The Marina Village is the heart of PDLS, then The Lake Village, with its Island of Dreams, is its crown jewel. Spanning 1,465 acres, it is the largest development village within PDLS, designed to fulfill four distinct community needs: waterfront lots, golf course lots, a resort hotel with associated condominiums and timeshares, and an international conference center. Nearly 25% of PDLS’s total density is allocated to The Lake Village.

Much of the village’s natural environment consists of a seasonal lake, which remains dry for 11 months of the year but fills up during the rainy season, acting as a natural drainage basin at or near sea level. The PDLS development plan aims to restore this area to what nature originally intended: a permanent lake. The surrounding landscape consists primarily of sparse cardón cacti, coastal shrubs, and brush. Natural drainage reaches the lake through a system of small washes and surface sheet flow. There are no environmentally sensitive areas within this village.

The boundaries of The Lake Village were naturally defined: it is bordered by the western base of The Ridge (adjacent to The Hills Village) to the east, a natural topographic ridge separating it from The Marina Village to the north, PDLS Parkway to the west (strategically placed based on topographic, drainage, and traffic considerations), and the planned conservation area within The Cardones Village (Village 6) to the south. The existing seasonal lake influenced the design of the planned lake, maintaining a similar water surface area while ensuring a balanced cut-and-fill approach to minimize environmental disruption.

Development and Key Features

Once developed, The Lake Village will feature a mix of residential options, including waterfront lots, condominiums, and private island residences. A 27-hole golf course will weave through the village, extending into The Resort Golf Village (Village 10), where it will connect to the Sea of Cortez.

At the heart of the village lies the Island of Dreams, a 100-acre island set to house an international conference center and a resort hotel. In addition to the resort facilities, the island may include a resort-commercial component offering various services, such as office spaces, retail shops, cafés, recreational watercraft rentals, marketing and sales offices, a private beach, and select lake estate lots.

On the southern shore of The Lake Village, a commercial/residential development will serve both PDLS residents and those from Bahía de los Sueños.

Public Open Spaces and Conservation

Beyond the lake and golf course, The Lake Village will feature two additional public open spaces:

  • The Lake Beach Community Park, located on the eastern shore of the lake.

  • The Wetlands Community Park and Conservation Area, situated at the village’s southernmost shore.

The Wetlands Park will be designed to provide a permanent refuge for local and migratory waterfowl and shorebirds—offering a habitat they have historically relied upon during the rainy season, now preserved indefinitely.

Of course, the PDLS Trail System will seamlessly link these parks with all other open spaces within the community, ensuring accessibility and connectivity throughout the development.

 

The land uses designated within The Lakes Village are: H-RT, TU-3, TU-4, CU-1, EA, EQ, ISP and PEC.

The following uses are temporarily allowed, until the Lake Village Lake becomes operational:

·       Existing Airport

·       Contractor Yards

·       Plant Nurseries

 

 

The required facilities within the Lakes Village are:

·       A parkette within each development parcel
