The urban heartbeat of the development, spanning 516 acres. This village serves as a central hub, featuring commercial centers, medical facilities, schools, and essential services—including supermarkets, a police and fire station, and other key amenities.

At its core, Main Street functions as a vibrant mixed-use district with retail shops, condominiums, and open community spaces. A designated workforce housing zone supports the peninsula’s growing labor needs, while integrated mass transportation and parking solutions help manage traffic efficiently.

Designed for both convenience and culture, Town Center Village fosters a dynamic blend of social activity and practical necessities, ensuring a thriving and well-connected community.

 The Town Center Village: Área de Planeación 8 (Village 8)

The Town Center Village is designed to be the primary support services hub for PDLS—an Urbana Centro. Given PDLS’s primarily touristic nature, it cannot function without the vital support of local communities, workforce members, contractors, police services, medical facilities, landscapers, business owners, and government entities. This village has been carefully planned to accommodate all these essential functions.

Spanning 516 acres, Town Center Village is strategically located along PDLS’s western boundary, where it intersects with the state highway—PDLS’s primary connection to Los Planes, La Paz, and other surrounding communities. This prime location ensures convenient commuting for workers traveling to and from PDLS job sites. Additionally, the area does not contain any environmentally sensitive zones, making it an ideal location for development.

This critically needed village will include:

• A commercial center

• Medical facilities

• Police and fire stations

• An interfaith center

• Elementary and middle school sites with recreational fields

• Workforce housing

• Contractor yards

• Plant nurseries

• A gasoline station

• Storage facilities

The village is defined by the state highway to the south, PDLS Parkway to the east, the PDLS western boundary to the west, and The Renewable Energy Village to the north. A 100-meter-wide Conservation Area buffer will run alongside PDLS Parkway, screening Town Center Village’s commercial and industrial uses from the more rural character of adjacent villages. Ultimately, Town Center Village will serve as a place where the workforce supporting PDLS can both live and work.

Transportation & Infrastructure

Another key component of this village is the Transportation Center, designed to mitigate increased traffic caused by construction activities. Village and project developers will be required to use mass transportation methods, such as buses, to transport their workforce to and from job sites. Dedicated parking facilities will also be established to accommodate this system efficiently.

Main Street & Mixed-Use Development

The Main Street district within Town Center Village will serve as a vibrant mixed-use environment, featuring commercial and retail shops, condominium units, schools, parks, a gasoline station, and food services.

Located in the northern region of Town Center Village, Main Street will be directly adjacent to The Renewable Energy Village (Village 9), forming a strategic partnership between the two. As Town Center Village functions as the management and administrative hub for this critical part of PDLS, the two villages will work together to ensure the overall efficiency and sustainability of the project.

 

The land uses designated within The Town Center Village are: H-RM, IL, C, EQ and PEC.
